Before banks approve your loan, they evaluate these metrics to define safety thresholds. Here is what they mean:

LOANS

What is FOIR (Fixed Obligation to Income Ratio)?

FOIR is the percentage of your monthly income that goes toward paying fixed debts (like credit cards or existing EMIs). Banks usually limit this to 40% to 50% of your net monthly income.

💡 Example: If your monthly take-home salary is ₹1,00,000 and the bank's FOIR limit is 40%, your total combined EMIs cannot exceed ₹40,000 per month.

LOANS

What is LTV (Loan to Value Ratio)?

LTV determines what percentage of the property or asset value the bank is allowed to fund. Under regulatory guidelines, LTV for home loans ranges between 75% and 90% depending on the agreement value.

💡 Example: For a home valued at ₹1 Crore, a bank with a 80% LTV limit will provide a maximum loan of ₹80 Lakhs. The remaining ₹20 Lakhs must be paid by you as a downpayment.

  • Tax Filings: Form 16 and Income Tax Returns (ITR) for the last 2 assessment years.
  • Job Continuity: Appointment letter, confirmation letter, or official company ID card.

For Business Owners / Self-Employed

  • Income Proof: 2 years of audited ITR statements with calculation sheets.
  • Business Track: 12 months corporate current account statement.
  • Tax Reports: 1 year of GST filings and returns summaries.
  • Entity Proof: Partnership deed, MOA/AOA, Shop Establishment Act license, or GST certificate.
  • Asset Registry: Title documents of commercial/residential properties if secured borrowing is required.
